about the project
The "Guter Freund" neighborhood is our multi-award-winning residential neighborhood with affordable housing. Over 70% of the total 248 apartments built on the approximately 15,500 m² plot of land are publicly subsidized. The remaining apartments are privately financed and correspond to a mid-range price segment.
In order to offer local tenants a high level of service and at the same time promote a good mix, a daycare center and a senior day care center were integrated into the neighborhood alongside the apartments.
The neighborhood's pioneering role in high-quality subsidized housing construction is recognized nationwide and even internationally. In 2016, the concept won the polis Award in the "Urban Land Recycling" category. This was followed by the immobilienmanager Award and the B24 Brownfield Award 2020. The neighborhood also won the FIABCI Prix d'Excellence Germany in bronze and was nominated for the ULI Europe Award for Excellence. The site, a former military brownfield site, is located in the east of Aachen, in the immediate vicinity of the "Rothe Erde" train station. The local amenities in the neighborhood are first-class and there are excellent connections to the public transport network and the highway network.
Prospective tenants – tips for the WBS
Many people are unaware that a housing eligibility certificate (WBS) has nothing to do with receiving social benefits. A WBS allows you to rent publicly subsidized apartments at a lower rent than is usual on the market. Since many apartments in the Guter Freund neighborhood are publicly subsidized, a WBS is required to rent these apartments.
