Two Innovative Tenants for Aachen's First Spirit Office
It is the final component of the Quartiers Nord development: AlphaSpace Aachen. Landmarken has already secured two tenants for this energy-efficient building, which is being constructed to the BEG-40 standard; together, they will occupy more than two-thirds of the approximately 10,000 square meters of space. Following the start of construction this year, the building is scheduled to be handed over to the tenants in mid-2025.
In addition to Utimaco, an expert in cybersecurity solutions, Cognex is also moving into AlphaSpace. The global developer and manufacturer of machine vision products has, so to speak, grown alongside Landmarken and is expanding its presence at the site: In the neighboring Pick-up building—also a Landmarken development—Cognex already occupies about three-quarters of the approximately 5,000 square meters of space there. The current lease for AlphaSpace is already the fifth the company has signed with Landmarken.
The building, designed by the Aachen-based firm pbs architekten, embodies the Spirit Office concept developed in collaboration with New York architect Matthias Hollwich. Two striking lobbies define the main entrances on the north and south sides of the building, while two rooftop terraces, loggias on every floor, and the fully landscaped courtyard invite casual interaction. “The Spirit Office concept simply belongs here,” says Landmarken project manager Jan Hilgier. “Aachen as an innovative technology hub and a smart office for smart companies—it’s a perfect fit!”
The new building, equipped with sustainable building automation, is being constructed by Goldbeck as the general contractor. The large, high-efficiency solar system will not only be installed on the green roof of AlphaSpace but will also be extended to the roof of the neighboring Trösser building. Parking spaces with electric charging stations and a bicycle parking garage with 100 spaces and a green roof are part of the mobility concept and round out the commitment to sustainability. The completion of AlphaSpace Aachen will mark the conclusion of the development of the Quartier Nord, which, with its mix of commercial uses and dining options, will become an attractive gateway to the city.
