Two innovative tenants for Aachen's first Spirit Office

It is the final building block of the Quartier Nord district: AlphaSpace Aachen. Landmarken has already secured two tenants for the energy-efficient building, which is being constructed in accordance with the BEG 40 standard. Together, they will occupy more than two-thirds of the approximately 10,000 square meters of space. After construction begins this year, the building will be handed over to the tenants in mid-2025.

In addition to Utimaco, an expert in cybersecurity solutions, Cognex is also moving into AlphaSpace. The global developer and manufacturer of image processing products has grown with Landmarken, so to speak, and is expanding at the location: In the neighboring Pick-up building, also a Landmarken development, Cognex already occupies around three-quarters of the approximately 5,000 square meters of space there. The current lease for AlphaSpace is already the fifth that the company has signed with Landmarken.

The building, designed by Aachen-based firm pbs architekten, embodies the Spirit Office concept developed in collaboration with New York architect Matthias Hollwich. Two striking lobbies characterize the two main entrances in the north and south of the building, while two roof terraces, loggias on all floors, and the completely green inner courtyard invite casual interaction. "The Spirit Office concept simply belongs here," says Landmarken project manager Jan Hilgier. "Aachen is an innovative technology location and a smart office for smart companies – it's a perfect fit!"

The new building, equipped with sustainable building automation, is being realized by Goldbeck as the general contractor. The large, high-efficiency solar system will not only be installed on the green roof of AlphaSpace, but also extended to the roof of the neighboring Trösser building. Parking spaces with electric charging stations and a bicycle parking garage with 100 spaces and a green roof are part of the mobility concept and round off the sustainability requirements. The completion of AlphaSpace Aachen marks the end of the development of the Quartier Nord district, which, with its mix of commercial uses and restaurants, is becoming an attractive gateway to the city.
