Swiss Life Asset Managers and Stadtmarken Join Forces on the Aachen Technology Center
Swiss Life Asset Managers has acquired a 40 percent stake as a partner in the TZA on Europaplatz in Aachen. The technology center was acquired by Stadtmarken GmbH in 2020 and transformed into a modern science park by The Urban Village GmbH. Both are companies of the Landmarken Group. Stadtmarken remains the majority shareholder in the TZA property company. The property will continue to be operated by the team at The Urban Village.
“We are pleased to have secured an experienced partner for the further development of the TZA, thereby formalizing an exciting capital partnership with one of Europe’s largest real estate investors,” says Philipp Lehnert, Senior Investment Manager at Landmarken Group. “Swiss Life Asset Managers’ involvement demonstrates that our approach to transforming the existing portfolio with the revitalizing Urban Village concept is exactly the right one.”
The TZA now offers a total of approximately 24,050 square meters of gross floor area, following the inauguration of a 5,300-square-meter extension this year. The main tenants include the North Rhine-Westphalia Building and Real Estate Management Agency on behalf of Aachen University of Applied Sciences, the University of Police and Public Administration, International University, as well as other universities and research institutions. In addition, there are a large number of up-and-coming startups and spin-offs from the university environment. “The Aachen Technology Center combines a stable tenant structure with a clear functional focus on the science and research sector,” says Florian Bauer, Head of Real Estate Project Development Europe at Swiss Life Asset Managers. “Such investments are characterized by long-term value retention, low sensitivity to economic cycles, and high institutional quality.”
With its investment in the Aachen Technology Center, Swiss Life Asset Managers continues to focus on high-quality real estate investments with stable long-term returns and clear utility value in established university and science hubs.
