City palace by the theater
Stadtmarken GmbH has acquired the building complex at Theaterstraße 9 in Aachen. The office complex, whose most famous component is the prestigious Suermondt bank building dating from 1900, has a total area of approximately 12,000 square meters. The property is approximately 2,700 square meters in size. After standing vacant for a long time, it is now being revitalized.
The former bank building, with its ornate façade and approximately 3,100 square meters of gross floor space spread over four floors, is set to be put back into use in the near future. It is currently being refurbished for this purpose. The monumental, neo-baroque building, which is partially listed as a historic monument, is in good condition and hastwo entrances with round arches, a representative foyer, and spacious, functional office and meeting rooms with upscale furnishings and Rococo chandeliers hanging from ceilings up to four meters high.
Stadtmarken is already offering this part of the complex to interested office tenants and expects to be able to let it at short notice. "We are looking forward to revitalizing this space after 13 years of vacancy and returning it to the urban community," says Stadtmarken Managing Director Jochen Hermanns. Together with its sister company Landmarken AG, the Stadtmarken team had already revitalized the Bankhaus am Theater in the immediate vicinity and brought it back to full occupancy after a long period of vacancy.
This is also the plan for the rear administrative annexes, which face Borngasse and Wirichsbongardstrasse. The total area of around 8,900 square meters on five floors dates from between 1960 and 1970 and is currently being renovated and brought up to date. Stadtmarken expects this to be a successful revitalization: "We are seeing high demand for office space in Aachen," says Jochen Hermanns. "It is important to us to find the best possible solution for this central location in order to give it a real upgrade."
