polis Award for MORINGA!
The MORINGA project in Hamburg's HafenCity, initiated by Landmarken, has won the coveted polis Award 2022. On the first evening of the polis Convention trade fair in Düsseldorf, it was awarded gold for best project development in the Ecological Reality category!
MORINGA is Germany's first residential high-rise building based on the cradle-to-cradle (C2C) principle, located directly on the waterfront in the Elbbrückenquartier district. Approximately 20,000 m² of floor space will be developed in three building sections on a plot of land measuring approx. 4,700 m².
What makes it special is that MORINGA uniquely combines the consistent application of ecological construction based on the circular economy principle with affordable living. 73% of the construction and finishing materials (KGR 300, DIN 276) can be easily dismantled, sorted by type, and reused. This intensive recyclability is unmatched to date. All 192 residential units in the project are rental apartments, 83 of which are publicly subsidized (more than 40%). This exceeds the legally prescribed quota of 33%. The residential use, which also includes a modern co-living concept with 52 shared apartments, is complemented on the ground floor, partly on the first floor, and in the basement (raised floor) by restaurants, offices, and communal areas, as well as a daycare center for 80 children.
MORINGA will offer almost everything that modern cities need for their citizens: affordable, high-quality housing, communal areas, co-working, restaurants and a daycare center for families in the building, but also in the neighborhood. Built with healthy materials and largely recycled or recyclable and demountable components, Moringa will offer more green space on its roofs and facades than the built-up property has square meters.
With this combination, which achieves both social and ecological impact, the added value extends far beyond the project location; it is global. In addition to the positive impact for Hamburg (affordable housing and daycare facilities created in a resource-saving, biodiversity-preserving manner in a great location), it lies in the pioneering role of the project. beyond construction processes, MORINGA focuses on health and social aspects and demonstrates that climate-friendly construction combined with many socially relevant concepts is feasible. MORINGA serves as a role model and encourages competitors to do the same. It accelerates the long-overdue transformation of the construction industry towards the circular economy principle. Everyone benefits from this: people, cities, the environment!
