Mainz customs port: first landmark in the Rhine-Main region
The first landmark in the Rhine-Main region—and the location could hardly be more attractive.
Landmarken AG has acquired the approximately 5,600 square meter Rheinwiesen I site in Mainz's Zollhafen district, directly on the Rhine. An urban, vibrant residential and working district of the future is being created in this area, whose appeal extends far beyond the city limits of Mainz. the decisive factor in our commitment to this location, which preserves the historic harbor atmosphere and creates new recreational opportunities on the Rhine, was above all the sustainability requirements of the district development. "This is really a great location for our first landmark in the Rhine-Main area," says Frederike Krinn, head of the Rhine-Main Landmark Unit.
"Here we can and want to integrate our high standards in the areas of sustainability and digitalization."
Around 19,000 m² of gross floor area can be created on the landmark site for commercial development – offering great potential for attractive office environments. Commercial housing is also a viable option. "There is high demand for high-quality office space in Mainz, and we can offer an exclusive property in a sought-after waterfront location," says Frederike Krinn. In addition, restaurants and cafes could contribute to revitalization and enhancement, creating an effect that would also benefit neighboring districts.
The seller is Zollhafen Mainz GmbH & Co. KG, which also coordinates the overall development of the customs port. Its managing director, Olaf Heinrich, is delighted with this milestone in the development of the district: "With Landmarken AG, we have once again succeeded in gaining an experienced partner who is known for high-quality construction and implements innovative commercial concepts. This sale will give the district a further boost in the final phase of its development." Together with Zollhafen Mainz GmbH & Co. KG, Landmarken will hold an architectural competition to ensure quality. Completion could be possible in 2026.
After Landmarken opened its own office location in the Work Space Oper46 in nearby Frankfurt last year, Mainz's Zollhafen is an ideal bridgehead for the planned expansion into the Rhine-Main region.
