"Living at Sonnenpark": Construction begins on Düsseldorf landmark project
Landmarken AG will build 209 residential units, retail and co-working space, and an underground parking garage in Düsseldorf. Following receipt of the building permit, the construction site for the "Leben am Sonnenpark" project has now been set up, meaning that construction work on Kölner Strasse can begin shortly. Half of the residential space, which will cover a gross floor area of over 14,000 square meters, will be publicly subsidized. Completion is scheduled for early 2027.
A total of around 17,400 square meters of gross floor space will be created on the 6,300 square meter site. More than 3,100 of these are reserved for retail. A supermarket and a drugstore will serve the local needs of the entire district. The leases with Lidl and Rossmann have already been signed. "Now we can finally move forward with the project," says Landmarken project manager Jennifer Monecke. "We are creating affordable living space and a co-living offering for the people of Düsseldorf at this location and contributing to local amenities and mobility for the entire neighborhood."
Landmarken's sister company POHA House is about to sign a lease for the privately financed residential units. There, it will implement its innovative co-living concept of living, working, and community under one roof, which is geared toward the sharing economy. The POHA Office, a co-working space covering almost 300 square meters, will provide a total of 36 workspaces for residents and guests. It will be the fifth POHA House run by the start-up of the same name, which currently operates four locations in Münster and Aachen.
As part of the project, Landmarken will also build an access road from Kölner Strasse to Sonnenpark. A mobility station sponsored by the company and operated by the municipal provider CMB (Connected Mobility Düsseldorf) with car and bike sharing will be built there.
Now that preparatory construction measures have already been implemented, special civil engineering work can soon begin on the underground car park with 105 spaces for residents and customers. This will be carried out by the company August Prien, which has also been commissioned with the subsequent shell construction. The architecture was designed by kister scheithauer gross architekten und stadtplaner. "The creation of living space is one of our key areas of focus as project developers," says Landmarken CEO Jens Kreiterling. "Here, we can prove ourselves as partners to the cities with good concepts and open, goal-oriented cooperation – just as we have done in Düsseldorf."
