Groundbreaking Ceremony for the "Neue Mitte York" Landmarken Project in Münster
Excavators have arrived at the Gremmendorf neighborhood center in Münster. Together with the municipal development company KonvOY and the civil engineering contractor Eggers, Landmarken AG has now broken ground on its “Neue Mitte York” project. On the 9,400-square-meter site, approximately 14,500 square meters of space will be created for residential, retail, dining, and commercial use. The planned complex will thus fulfill important functions for the entire neighborhood.
While the upper floors will feature residential space for various target groups, the ground floors will provide local amenities for the entire neighborhood—including an Edeka, a Lidl, a dm drugstore, and restaurants. In addition, there will be an underground parking garage that will accommodate approximately 200 car parking spaces as well as a large portion of the more than 300 planned bicycle parking spaces. E-charging stations and bike-sharing services for cargo bikes are part of the mobility concept.
The apartments in the complex—which is supplied with district heating and electricity from photovoltaic systems—are being designed to meet the EH-40 Primary Standard. As with all Landmarken projects, DGNB Gold certification is planned. A special feature of the residential offering is the senior living program provided by lively. This operator, which specializes in senior housing and in which the Landmarken Group holds a stake, combines individual, self-contained living units with a wide range of services and will enable older residents in the neighborhood to lead independent lives with optional support.
The Neue Mitte York serves as a link between the newly emerging York Quarter and the Gremmendorfer Meile, thus becoming the center of this newly converging neighborhood. From an urban planning and architectural perspective, the two buildings serve as a bridge. The landscaped boulevard of the York Quarter extends between the two new buildings via a publicly accessible “green corridor” all the way to the new central hub, Yorkshire Square, which is being developed by the municipal development company KonvOY.
In terms of design, Landmarken’s new construction project will deliberately reference the current neighborhood center with large window areas and clinker brick facades. The rooftop garden on the ground floor level serves as a green open space for residents of all ages, offering opportunities for leisure, sports, and relaxation. Completion is scheduled for the fourth quarter of 2028. Landmarken thus has a total of approximately 330,000 square meters of residential developments in the pipeline. Together with its sister companies within the Landmarken Group, it can ensure not only the development but also the subsequent operation of these projects.
