Bochum campus: Landmarken sells building section 3 of the think tank

The O-Werk | Campus neighborhood development by Landmarken AG is generating considerable interest on the capital market. Following the completion of the three-part "Ideenschmiede" ensemble in early 2023, the sale of part 3 to La Française Real Estate Managers (REM) has now been finalized. For the buyer, the property, with a rental area of approximately 5,290 square meters, is its first office building in Bochum. It was acquired on behalf of a collective real estate investment vehicle.

The O-Werk | Campus, designed as an innovation district, is being built on MARK 51°7, the former Opel factory site in Bochum. The think tank, which is LEED Gold certified, boasts a sustainable energy concept and a good environmental balance—ensured by the use of the district heating network and a photovoltaic system on the green roofs. The building, which has now been sold, is leased on a long-term basis to five users, including Landmarken AG itself. Parking spaces, including charging stations for electric vehicles, are located in the neighboring parking garage. The six-story office building was brokered by Cushman & Wakefield.

Landmarken AG's O-Werk | Campus, which includes the Ideenschmiede 3, is becoming an innovative district with smart building technology, services, and renewable energy concepts. It has already developed into one of the most attractive office locations in the Ruhr region, especially for innovative companies and those that want to offer their employees an inspiring environment in which to feel at home. In addition to office space, the campus also offers complementary uses such as mobility hubs, restaurants, and childcare.

A comprehensive service concept with a neighborhood app serves the everyday needs of neighborhood users. This also includes a service point, which will be operated by Stadtmarken Business GmbH, a sister company of Landmarken. The service point with co-working spaces in the Ideenschmiede 3 will become the heart of the neighborhood, facilitating communication and collaboration. A community management team will take care of the needs of all users and also organize events and offer various services. The campus, which is connected to a strong fiber optic network, has excellent public transport links, including the newly connected 302 tram line.

The campus development did not start with a new building: the Worldfactory, the start-up center of the Ruhr University Bochum, is now located in the O-Werk, a listed building developed by Landmarken. In the former administration building of the car factory, it offers co-working spaces, networking platforms, and FabLabs, providing ideal conditions for ideas to become successful companies.
