Building application submitted: Landmarken gets Green Canyon in Bonn off the ground

Now it can also be seen from the outside: the landmark office project Green Canyon near Bonn's government district is underway. After demolition work on the existing buildings at Godesberger Allee 171 and Dreizehnmorgenweg 38 has been in full swing since September, demolition of the first facades has now also begun. The building application has now been submitted.

Unique architecture for unique office space in Bonn

In the summer, the city council paved the way for this ambitious project by passing a resolution that made the development plan legally binding. Where two aging existing buildings currently stand, around 17,500 m² of state-of-the-art office space will soon be created, divided between two buildings that will dominate the location architecturally. The central design element of the project is a diagonal "canyon" formed by the terraced and green facades of the two triangular buildings facing each other. The urban quality was ensured by a building design competition, in which the Cologne-based firm caspar. submitted the winning design.

Green Canyon is becoming the new Creative Campus in a prominent location, where flexible classic and modern office concepts can be implemented – from cell structures to open offices and new work. The architecture promotes dialogue with many meeting places, thus creating a place for encounters. Natural materials promote health, while the construction method and quality ensure a high level of comfort. A roof terrace and a public restaurant with an outdoor terrace will also contribute to this. Bicycle and car parking spaces—many of them equipped with e-charging points—can be found in the two-story underground car park, as well as showers and changing facilities for cyclists.

Two core elements are set to make the project a landmark: digital connectivity and sustainability. The aim is to achieve "Wiredscore Gold" certification, which attests to an outstanding digital infrastructure. Among other things, this will ensure consistently stable connections and protect telecommunications equipment in the event of power failures, for example. The sustainability of the properties will be certified by the DGNB (German Sustainable Building Council), which is aiming for platinum certification.

A comfortable atmosphere and a good microclimate in the canyon

The buildings, which have been constructed in accordance with the BEG 40 NH energy standard, are heated and cooled by a geothermal system that draws its electricity from the large-scale PV systems on both roofs. District heating is therefore only needed to cover peak loads. Roof greening and naturally designed outdoor areas with climate-resistant perennials, grasses, shrubs, meadows, and trees create plenty of space for greenery. "A real highlight of the project will be the intensively greened terraces on each floor," says project manager Rita Straßer. "These will create a feel-good atmosphere and a good microclimate in the canyon." In addition, nesting boxes for bats and swifts will be installed in the attics of the new buildings.

To protect the animals, the demolition of the facades on Dreizehnmorgenweg must be completed by the end of February 2023. Temporary nesting sites will then be set up during the construction phase. Once the demolition work has been completed by BST Becker GmbH, the excavation of the construction pit and the start of shoring work are planned for next spring. In order to save resources and utilize gray energy, parts of the existing building structure will be converted into heavyweight walls and remain on the building site. Completion of the Green Canyon is possible from the end of 2025.
